Brothers, BSU Grads Start Management company with Muncie’s future in mind

When twin brothers Dane and Derek Wilson graduated from Ball State in 2010, all they had were student loans to their names. They both found their first jobs at First Merchants Bank working in credit and investments. The bank was a great place to work and learn, but they aspired to grow a business — inspired by their grandfathers, dad and uncles who owned small family businesses while they were growing up. 

They had little credit and very little money being fresh out of college. They reached out to Professor Devon Yoho, the professor they rented a house from for 3 years while in college, and who was a mentor to them during their time at Ball State. Dr. Yoho still owned the little house on Parkway Drive. He was looking to sell and so Derek and Dane asked if they could purchase with seller financing — a solution to their no credit problem. Seller financing is when the person who’s buying pays the mortgage to the person who’s selling. Eliminating the need for a bank and credit, Dr. Yoho took a chance on the twins.


Dane and Derek grew up in Daleville, a small town outside of Muncie, so Muncie has always had a special place in their heart. Their goals were to create a property management company large enough to be a one stop shop for residents looking for places to live in any budget, turn dilapidated real estate into livable and updated homes, and to gain enough influence in the market to bring development (coming soon!) to Muncie and brighten the outlook of the city’s future, post-manufacturing era. The core of their belief is Muncie real estate should be on par with Bloomington, West Lafayette, and Broad Ripple and they continue to pursue that advancement.

Today, BSURentals, MiddleTown Property Group’s student brand, has over 1,000 properties in the Ball State student market, representing as a third-party management company, many property owners — some of whom are also Ball State graduates like Dane and Derek.
